Who We Are
North East Building Approvals was established to provide building surveying and permit services to property owners, builders, and developers across the North East Victoria region. We operate as a locally based practice, which means we understand the regional nuances that larger metropolitan firms may overlook, from rural setback requirements to council-specific processes.
Our team holds Victorian Building and Plumbing Commission registrations. Having worked on both sides of the permit process, we understand projects from the builder’s perspective as well as the regulator’s , expertise that means in most cases, you’ll have a single, reliable point of contact for everything from your initial permit application through to your final inspection certificate.
We pride ourselves on being accessible, clear in our communication, and thorough in our assessments. Building compliance can feel overwhelming , especially for first-time owner builders or those undertaking significant renovations. Our role is to simplify that process and make sure your project proceeds on solid legal and structural ground.

Meet The Team
Darren Munnich
Director | Registered Building Surveyor
Darren has worked in the building industry for 38 years, starting as a carpenter at 18 before obtaining his building licence in 2006. He holds Victorian Building and Plumbing Commission registrations., a rare combination that means he understands projects from the builder’s perspective as well as the regulator’s.
Michael Kunze
Director | Registered Building Surveyor
Michael began his career as a carpenter before moving into building and construction management, and brings over 30 years of industry experience to his surveying practice. He is a dual-registered Building Surveyor (Unlimited, BS-U 100032) and builder, and a Chartered Surveyor (RICS), specialising in building surveying, low-rise construction, and compliance.
Craig Sharwood
Registered Building Surveyor
Craig began his career as a carpenter before moving into building surveying, and holds building surveyor registration in both Victoria and NSW. His background includes local government building control, giving him first-hand knowledge of how councils assess, process and enforce. That insight helps clients avoid the delays and missteps that catch out many applicants. His dual-state registration means he can act as the relevant building surveyor on projects on either side of the border. a genuine advantage for clients in the North East, where work regularly spans both jurisdictions.
Our Qualifications & Accreditations
All practitioners at North East Building Approvals are registered with the Building and Plumbing Commission (BPC), Victoria’s building regulator. Our registrations include:
Building Surveyor: Unlimited
Authorised to issue building permits, conduct inspections, and issue occupancy permits and certificates of final inspection for all classes of buildings.
Inspector
Registered to conduct mandatory inspections throughout the construction process on behalf of the relevant building surveyor.
Pool Safety Inspector
Authorised to inspect pool and spa barriers against the requirements of the Building Regulations 2018 and relevant Australian Standards.
Domestic Builder: Unlimited & Commercial Builder: Medium Rise
Practical building registrations that inform our surveying work with first-hand construction experience.
Our team also holds building surveyor registration in NSW, allowing us to service projects on both sides of the border.
All registrations are current and verifiable through the BPC’s public register at bpc.vic.gov.au.
